How We Sold This La Mesa Condo In 48 hrs for 11K Above Asking Price…CASH
When I took on this listing, I knew it was going to be a ‘hot commodity’. A 2 bedroom condo on Baltimore Ave with A 2 CAR GARAGE, ATTACHED! Can’t find these in the town of La Mesa.
So I sat down with the seller and we created a game plan. We decided that I would pre-market the home for a couple weeks before going live on the MLS to create a buzz.
The #realtordad used his experience in Facbook Ad algorithms to target specific types of people who WOULD be interested in this home. We blasted peoples News Feeds with pictures and story of how this condo was completely remodeled, and.. of course.. the 2 car garage.
The #realtordad thought ‘outside of the box; by targeting renters within the complex itself with Direct Mail Marketing. Just think, anyone renting there and loving the complex will jump at the opportunity to buy if they were eligible. Our marketing was based on the whole, NOT ON THE MARKET YET, BEAT THE CROWDS AND GET FIRST DIBBS.
I started getting phone calls from buyers and Realtors representing buyers asking when it was going to be available.

Well, we went live on a Wed and then came the rush. We had 13 showing in 38 hours and 6 offers. 1 cash. All were around the asking price of $369k with a few just above.
I found out that there was a similar condo across the street that was in escrow for around what we were listed for. The #realtordad took the initiative and called the list agent and asked what they will be closing at. This could allow us to raise our price if we go with a financed offer. Come to find out they would be closing well above list and now I could use that as leverage toward our offers in hand.
I went to the cash offer we had, and since we would not have to deal with appraisers with this one, I gave them 1 price to get this deal done…. At $380k…
BOOM. Done… They accepted and we went into escrow with a 14 day close and NO contingencies.
THAT = SELLER.. HAPPY
The key here was using PRICE POSITIONING, MARKETING and LEVERAGE to get the most for my Seller.
Being a real estate MARKETER is the key to getting top dollar for sellers in this market atmosphere.
